The Home Buying Process:

Buying a new home can be an exciting but intimidating process whether you’re a first time buyer or a seasoned homeowner. Nizzardo Real Estate Services will help you navigate thru the complex home buying process. Be assured by choosing one of our residential agents you will have an experienced, motivated, and knowledgeable agent.

 

 

Step 1: Financing

 

As a first-time buyer,  you should talk to at least three or four lenders to find the mortgage that is right for you. Your NRES agent can put you in contact with mortgage lenders we work closely with, but you may also obtain recommendations from friends and family.

Once you have found your lender you will first need to get pre-qualified. A pre-qualification states the amount a lender has approved you for based upon your credit check and stated income. Although the pre-qualification is not a loan commitment, the pre-qualification letter will show your financial stability and ability to go through with the purchase.

 

Step 2: Looking For Your Home

 

You have already established a price range for your home by getting your pre-qualification. So the next step is to make a wish list of all your desired needs that will enable you to find your perfect home. Ask yourself City, School system, property taxes, Neighborhood, Bedrooms, Bathrooms, and Kitchen Etc.

You will give your wish list to your Nizzardo Real Estate Services agent and your agent will generate home listings which meet your wish list as closely as possible. They will also provide you with email notifications when a home that fits your wish list comes on the market.

 

Step 3: Making An Offer

 

You are ready to make an offer on a home. Your NRES agent will supply you with a list of comparable homes that have sold in the area. Once you have decided on an offer price you will have to supply your agent with

  • Offer price

  • Mortgage amount

  • 1% Binder check

  • Contract signing date

  • Closing date

  • Contingencies

The seller may accept your offer or submit a counter offer. It’s important for buyers to remain accessible during the negotiation process so that any proposed changes can be reviewed and responded in a timely manner.

 

 

Step 4: Accepted Offer

 

You will need to complete

  • Contracts Signed

  • Home Inspection

  • Home Appraisal

  • Down payment Requirements

  • Mortgage Commitment

 

Step 5: Closing

 

At the formal closing the property is officially transferred from the seller to you. Representatives of the buyer and seller are present and all paperwork necessary to complete the transaction is signed. The seller receives payment for the property and from that the funds to pay off the mortgage, among other costs, are subtracted. All required documents are signed and filed for property records and you receive the keys to your new home!
